1. Less is more
Declutter and pack away as many small items as possible. Leave a few nice pieces and try a minimalist way of staging your home. You need to leave plenty of room for buyers to walk around each room. Keep a few nice pieces of furniture to keep it simple.
Try not to leave the back of any furniture facing the entrance to a room as it creates an awkward traffic pattern and interrupts the flow. The wrong arrangement of furniture can make a room feel smaller, unfriendly or even overcrowded. Creating the right balance is key to making a good impression.
2. Neutral paint colours are best
If you have neutral paint colours it is easier to stage a home. Buyers are able to visualise themselves living in a neutral coloured space.
3. Use a room for its intended purpose
Use rooms for their intended purpose. A dining room should have a dining table and chairs and a bedroom a bed. Using rooms for other purposes can imply that there isn’t enough space.
4. Remove personal photographs
Remove all personal photos and memorabilia. Not everyone will be a supporter of your rugby team.

Declutter your wardrobes, removing excess clothing and shoes. A weeks supply of clothing is sufficient for each person. Do the same with the linen cupboard. Minimise the contents in a tidy way.
Buyers want to know that all of their belongings are going to fit. Crowded storage spaces, no matter how large, leave the impression that there isn’t enough room. They also leave an impression of untidiness. It’s always best to minimize negative impressions in any way you can, even the small ways.
9. Clean and declutter the bathroom
Clean the bathroom spotlessly and remove any clutter. Put a scented candle by the bathtub and make sure there are fresh clean towels arranged in a tidy fashion. Clean the shower glass and make sure there is no mould or dirt anywhere. Put a fresh soap bottle and stack the toilet rolls neatly.
10. Hide the dustbins and outside clutter
Try and move the dustbins to a place where they are out of sight. Remove any clutter off the patios or from anywhere that you would look out onto from the house. That way you keep the buyers attention focused on creating their own space if they were to purchase your home.
